2023 Housing Projections

According to Realtor.com, the prices of houses in San Diego will drop by **27%** in 2023. The forecast is based on how few buyers can afford the prices of homes in San Diego. However, it ignores the number of buyers who are making substantial down payments on properties, so their monthly payments will be lower. Redfin’s forecast states that the San Diego real estate market is expected to experience fewer home sales in 2023 than it did in 2022. According to recent forecasts, some of the most active real estate markets in San Diego County for 2023 will include: Downtown East Village Golden Hill South Park North Park Normal Heights Liberty Station Point Loma Kearny Mesa Serra Mesa. These are areas that have excellent access to job opportunities and plenty of amenities and natural beauty.

Grant Gives Homeowners Up to $10,000 to Help Sell Their Homes

Calfree.org (California Foundation for Real Estate Education) is offering grants up to $10K to help homeowners market their properties when selling with participating agents.

Calfree.org provides real estate services to seniors and households with disabilities while promoting financial literacy regarding real property.

Realtors receive Google ad credits for their clients listing when the realtor donates to Calfree.org, which then provides services such as mortgage relief to households that experience financial difficulties as a result of disabilities. 

The director of Calfree has a long history in advertising and marketing. The non- profit has been allocated significant Google ad grant dollars which can be used to promote properties that will contribute to the endowment following their sale.

“Customers want two things from a real estate agent: competence on the transaction side, and marketing to achieve top dollar for their properties,” explains James Steidl, Director of Calfree.  “Effective marketing gives the seller a strong negotiating position and also helps them achieve a sale according to terms which are favorable to their needs. So after competence, marketing is the key to achieving all the rest of the seller’s needs.”

Proposed Gas Appliance Ban

As part of the Community Choice Energy program and green initiatives, San Diego has set a goal of achieving 100% clean energy by 2035 and has already committed itself to eliminating almost all buildings of anything gas-powered everything, including stoves. 

KUSI News reports that in addition to outlawing the installation of new natural gas appliances in new construction, San Diego plans to introduce a retrofit mandate for existing home and building owners.

Decentralizing energy production makes sense on many levels, but a homeowner, with 18 solar panels can still run an electricity deficit in the winter even when the home is equipped with all gas appliances.  That means a conversion to all electric appliances would make a goal of net zero impossible.  Adding more panels may not even be possible due to available roof space and total costs could make the ROI unfeasible.  This leaves many with no choice than to pay higher electric bills
